I provide a standardized, high-fidelity report via iAuditor (SafetyCulture) focusing on the RRIO (Rental Registration & Inspection Ordinance) pillars:
Life Safety Systems: Testing all Smoke and Carbon Monoxide detectors for functionality and expiration dates.
The "Seattle Special" Moisture Check: Inspecting bathroom/kitchen ventilation and window seals to proactively identify and prevent mold growth.
Mechanical & Utility Verification: Checking water heater seismic strapping and ensuring heating systems meet the 68°F habitability requirement.
Egress & Security: Verifying that all windows operate freely and that entry locks meet current Washington State standards.
Photo Documentation: A comprehensive digital photo appendix of every unit's "Big 5" systems for your permanent records.
My base rate of $65 covers studios and 1-bedroom layouts un to 750 sq. ft.
For 2+ bedroom units or larger floor plans, the fee increases slightly to account for the additional mechanical points (plumbing/HVAC) and the extended time required for a thorough habitability audit.
This ensures we don’t miss the small details that lead to big liabilities down the road!
If the unit exceeds standard sizes, an Over-Scale Surcharge will be applied instead of the room count: Over standard sq.ft. limit there is a $25 surcharge per additional 500 sq.ft.
Larger units take significantly longer to check windows, floors, and electrical outlets.
When your Property Management firm requests a block of units for inspection (e.g., 20+ units in one building), my overhead drops, and your discount rises.
You will receive a Volume Credit Reimbursement after you submit your request and before the inspection appointment refund period ends.
10–25 Units: 5% Volume Credit
26–50 Units: 10% Volume Credit
