I utilize specialized auditing software to create a comprehensive digital paper trail for every tenancy:
50+ High-Resolution Photos: Every room, appliance, and fixture is documented with time-stamped, high-clarity images.
Surface-Level Condition Scoring: Detailed notes on the status of flooring, walls, blinds, and countertops.
Appliance Functionality Verification: We test burners, faucets, and disposals to confirm "rent-ready" status.
Seattle-Specific Compliance: We verify that the unit meets all habitability standards at the moment of keys-exchange.
Neutral Third-Party Reporting: My reports carry more weight in disputes because they are conducted by an independent professional, not an interested party.
(Note: Standard reports are delivered via email within 72 hours of the on-site visit. If you purchased the 12-Hour Expedited Add-on, your report will be prioritized for same-day delivery.)
Washington law is strict: without a written, signed condition report from move-in, you cannot legally collect a deposit. My MIMO Documentation service provides a neutral, third-party record that protects both the owner and the manager from "he-said, she-said" disputes.
My base rate of $65 covers studios and 1-bedroom layouts un to 750 sq. ft.
For 2+ bedroom units or larger floor plans, the fee increases slightly to account for the additional mechanical points (plumbing/HVAC) and the extended time required for a thorough habitability audit.
This ensures we don’t miss the small details that lead to big liabilities down the road!
If the unit exceeds standard sizes, an Over-Scale Surcharge will be applied instead of the room count: Over standard sq.ft. There is a $25 surcharge per additional 500 sq.ft.
Larger units take significantly longer to check windows, floors, and electrical outlets.
Any surcharge will be billed, and payment is required before the end of the cancellation window. If an outstanding charge balance is present before the cancellation window closes, the full inspection will be cancelled and reimbursed.
When your Property Management firm requests a block of units for inspection (e.g., 20+ units in one building), my overhead drops, and your discount rises.
You will receive a Volume Credit Reimbursement after you submit your request and before the inspection appointment refund period ends.
10–25 Units: 5% Volume Credit
26–50 Units: 10% Volume Credit
The 30-Day Rule: As of 2025, Washington State law allows landlords 30 days to return a deposit or provide an itemized statement. My standardized iAuditor reports make it easy for your accounting team to justify deductions instantly, saving you hours of paperwork.
